Demolition work is nearly finished at 918 North Delaware Avenue (aka 918-80 North Delaware Avenue) in Northern Liberties, North Philadelphia. The large site, which used to feature a number of prewar industrial structures, will be redeveloped as a 418,480-square-foot complex with a total of 462 residential units. Designed by L2Partridge and developed by Core Realty, the project will consist of five buildings that will stand seven stories tall, as well as an additional low-rise structure. The buildings will measure 80,995, 101,648, 74,677, 59,799, 95,615, and 5,776 square feet. All will be clad in different shades of brick cladding and glass.
The proposal is one of many new projects that are bound to rise along North Delaware Avenue, just blocks away from the Piazza Terminal developments that anchor top the west side of the neighborhood.
By the last update in November, demolition was well underway and a major portion of the structures, which once occupied more than 75 percent of the north side of the lot, were already demolished. On our observation, the lot was scattered with rubble, twisted rebar, and broken up bricks. Machines were placed further to the north, while trucks and workers were spread all over the site.
Since then, not much has happened but more demolition is visible comparing to the last update. The structures that once stood on the north side of the site have been demolished, and now only two properties occupy the north side of the site where the low-rise A1 building will be located. Fewer machines were located at the site as there is not much left to be demolished now, so the activity did not seem as energetic as in the previous update. The remaining buildings may be down by the next update, and foundation work may follow after as the remaining construction permits are filed.
No completion date has yet been announced, but work could conclude by some time in 2023.
