A permit has been issued for the construction of a three-story, three-unit building at 2427 Clifford Street in North Philadelphia West. The site is located on the north side of the block between North 24th Street and North 25th Street. The building will rise from a 1,200-square-foot footprint and will contain 4,797 square feet of floor area, averaging to a generous 1,599 square feet per apartment. A sprinkling system and a roof deck will b included within the development. Adva Epstein is the listed owner, Kevin Korejko is the designer, and Optimal Construction Group LLC is the contractor.

Construction is expected to cost $503,500, of which $407,000 will be allocated to general construction work, $48,000 for plumbing, $28,000 for elect4rical work, and $20,500 for mechanical and fuel work.

The structure will become the first building to be constructed on the block in the postwar period, beginning the reversal of a long period of decline when the rowhouse-lined block lost around one-third of its structures. The building will replace one of the multiple abandoned lots at the block. More construction is likely to follow in the near future, given the area’s location at the junction of several up-and-coming neighborhoods, with Cecil B. Moore and the general Temple University area extending to the east, Sharswood to the south and the southeast, and Brewerytown to the southwest. Expansive Fairmount Park, the city’s premier green space, is located within a 15-minute walk to the west.
