Philadelphia YIMBY’s month-long First Anniversary Countdown, which looks at the most frequently mentioned article categories over the course of the past year, makes it past the one-third-of-the-way mark as it finds the neighborhood of Fishtown at the 20th place, with a total of 40 category tags. It is hardly surprising to see this well-known, long-running development hotspot among last year’s top 20 most frequently mentioned categories. If anything, it is impressive that the increasingly built-out neighborhood is still churning out new development at such a consistent rate even after more than twenty years of steady growth.
1121 North Delaware Avenue
Developer Shovel Ready LLC and architect Abitare Design Studio are planning to transform an overgrown vacant lot at 1121 North Delaware Avenue into Pier Village, a 116-unit, multi-building residential complex. The site is located on the Delaware River waterfront in Fishtown, Kensington, between the Rivers Casino Philadelphia to the south and Penn Treaty Park less than half a block to the north. The development will consist of two mid-rise apartment buildings, one with 53 and another with 35 units, and 28 rowhouses, each rising four stories tall.
Delaware Avenue is a major thoroughfare running along the eponymous Delaware River (though certain sections feature different names). Large stretches of the street are either industrial, either presently or formerly, or largely suburban, with massive shopping centers and parking lots, though the city has long planned> to transform it into a dense urban corridor. Now, these dreams appear on the verge of becoming a reality, with a large number of proposals planned for the avenue.
