Developer Shovel Ready LLC and architect Abitare Design Studio are planning to transform an overgrown vacant lot at 1121 North Delaware Avenue into Pier Village, a 116-unit, multi-building residential complex. The site is located on the Delaware River waterfront in Fishtown, Kensington, between the Rivers Casino Philadelphia to the south and Penn Treaty Park less than half a block to the north. The development will consist of two mid-rise apartment buildings, one with 53 and another with 35 units, and 28 rowhouses, each rising four stories tall.

The initial proposal dates back to last year. Cecil Baker+Partners was the designer behind a complex of townhomes of a uniform height and styled in blocky shapes with predominantly gray façades. The project has been redesigned with the change of architect.

YIMBY’s recent visit revealed no visible progress at the site. The ground is torn up and overgrown with weeds. The site sits just to the south of The Views At Penn Treaty, where 19 townhouses, also designed by Abitare Design Studio, await completion.

The two projects are part of a development boom along North Delaware Avenue, where a number of large residential developments will transform the area into a dense residential community.

No completion date has yet been announced.

  1. The owners of this project have not paid their subcontractors!!! We are a small business and need our money – we did the work in November and December of 2019! Shame on them!!!
