Judging by recent permit activity, demolition appears imminent at 2331-33 East York Street in Olde Richmond, Kensington, where a three-story rowhouse and an adjacent fenced-in lot are slated to be replaced by a three-story mixed-use building. The building will hold commercial space in the basement and at the first floor (which will house a restaurant, according to both permits and the rendering) and four residential units on the floors above. The 7,400-square-foot structure will feature full sprinkling and a roof deck, which, judging by the building’s height and lack of nearby obstructions, will offer decent views of the skyline. Permits list Plato Marinakos as the design professional, PASP LLC as the contractor, and a construction cost of $500,000.

In August 2020, Philly YIMBY reported that a zoning permit has been filed for the construction of a three-story single-family rowhouse at 539 West Berks Street near Temple University in North Philadelphia East. More than a year later, the structure stands complete. The three-bedroom, three-bathroom residence was sold last December for $500,000. The structure replaces a vacant lot on the north side of the block between North 5th and North 6th streets and holds 3,416 square feet of interior space. Features include a basement and a roof deck, which offers largely unobstructed views of the surrounding area. Permits list V2 Properties Entity 6 LL as the owner, Plato Marinakos as the design professional, and V2 Properties Construction Management LLC as the contractor.

The structure appears to be a part of Fern Rock Courts, a complex that includes the renovation of two formerly abandoned prewar apartment buildings. The new structure will be attached to the existing building at 5840 North 13th Street. Permits appear to indicate that the total number of units at both the renovated and newly constructed section will be 63, while the renovated building to the south at 5424-38 North 13th Street (not included in the latest permits) will hold 49 residences.
