Facade Construction Underway at 200 Spring Garden Street in Northern Liberties, Lower North Philadelphia

Photos from a recent site visit by Philly YIMBY show significant construction progress at a 13-story, 355-unit high-rise development at 200 Spring Garden Street (also known as 200-24 Spring Garden Street) in Northern Liberties, Lower North Philadelphia, where the assembly of the steel frame is approaching its highest point. Designed by Handel Architects and developed by National Real Estate Development and the KRE Group, the building will rise 177 feet to the top of the bulkhead (or 149 feet to the main roof) and offer nearly 298,668 square feet of residential space, 18,187 square feet of retail, an expansive roof deck, parking 106 cars and 116 bicycles, and a landscaped public walkway to the west of the tower. Permits list Hunter Roberts Holdings as the contractor and specify a construction cost of $76.4 million.

Our recent site visit has revealed that no construction progress has yet been made at the site of a seven-story, 157-unit mixed-use building at 1101-33 South 9th Street in the Italian Market, South Philadelphia. Designed by BLT Architects, the building will hold 204,351 square feet of space and is expected to cost $52 million to construct. The project will include accessory parking spaces as well as commercial space on the ground floor, likely on South 9th Street, which is a major commercial corridor. Hunter Roberts Holdings LLC is listed as the contractor.

Designed by BLT Architects and developed by LCOR Incorporated, the skyscraper will rise next to architect I.M. Pei’s similarly-scaled Society Hill Towers, offering the most significant contribution to the local skyline in half a century. The structure will span over 300,000 square feet of interior space and feature 272 rental units. Permits list Hunter Roberts Holdings LLC as the contractor and a construction cost of $66.55 million.
