Construction Underway at 139 North 23rd Street in Logan Square, Center City

A recent site visit by Philadelphia YIMBY has observed that construction work has topped out at a four-story, 115-unit residential building at 139 North 23rd Street in Logan Square, Center City. Designed by Solomon Cordwell Buenz and developed by the PMC Property Group (which is also specified as the contractor), the building will span a 43,590-square-foot ground footprint and contain 122,576 square feet of interior space, and will feature full sprinkling, a green roof accessible to residents, as well as an underground garage with space for 42 cars. The development team was permitted to include the current unit count via green roof and mixed-income density bonuses. Construction costs are specified at $35 million.

Construction Complete at Drexel University Health Sciences Building at 3601 Filbert Street in University City, West Philadelphia

Philadelphia YIMBY visited the recently completed Drexel University Health Sciences Building at 3601 Filbert Street in University City, West Philadelphia. Also known as the Drexel College of Nursing and Health Professions or the Wexford Drexel Academic Tower, the building rises 14 stories, with 12 primary plus two mechanical floors, and is designed by Ballinger and developed by Wexford Science & Technology, with Turner Construction as the contractor. Upon its anticipated completion later this year, the structure will span over 450,000 square feet and will house Drexel University’s College of Nursing and Health Professions as well as a significant portion of the functions of the College of Medicine. The building is a part of Wexford’s and Drexel’s 14-acre, jointly-developed uCity Square complex, which is rapidly transforming the northern section of University City.

Permits have been issued for the construction of a three-story, three-unit rowhouse at 789 North Preston Street in Belmont, West Philadelphia. The structure will rise at the southeast corner of Brown and North Preston streets and will span 4,724 square feet and will feature retail space at the ground level, extending into the cellar, as well as a roof deck. Permits indicate B-Zone Design as the party behind the zoning filing and Arif B. Tas as the contractor. Construction costs are listed at $350,000.

YIMBY Visits the Site of Stalled 18-Story Condo Tower Proposed at 222-30 Walnut Street in Society Hill, Center City

Among the potential developments that YIMBY covered some time ago, and ceased to address recently due to a lack of progress, the 222-30 Walnut Street planned in Society Hill, Center City, is one of the most significant as well as controversial. The adaptive reuse project would raise a new 242-foot-tall, 18-story condominium high-rise within a group of low-rise buildings constructed between 1856 and 1950. Designed by Cecil Baker + Partners Architects, the building will offer a combined total of 101,115 square feet of interior space, most of which will be dedicated to 18 residential condominiums. We have last reported on the site in December 2021, when we noted a marked lack of progress; nevertheless, we recently paid another visit to the location, and, as expected, noted that the site persists as it had for the past few years, or, more accurately, the past century and a half.

Construction Pending at 753 North 44th Street in Haverford North, West Philadelphia

Although a zoning permit had been issued in March of last year, construction has still not started at a multi-family residential building at 753 North 44th Street in Haverford North, West Philadelphia, as confirmed by a recent Philly YIMBY visit. The development will be situated on the east side of the block between Aspen Street and Brown Street, near the boundary with the Mill Creek neighborhood to the west. The attached structure will rise from a 1,098-square-foot footprint. No floor count is specified, though the permit mentions a setback at the third floor, which, together with the surrounding housing stock, suggests a three-story height. BSC NC 1 LLC is the listed owner.
