Philly YIMBY’s recent site visit has noted that construction work is nearly complete at a four-story, 60-unit mixed use building at 6311-17 Germantown Avenue in MortonNorthwest Philadelphia. The development is situated on the east side of the block between East Washington Lane and East Duval Street. The building will span 51,592 square feet and feature commercial space on the ground floor, elevator service, a green roof that will span at least 60 percent of the rooftop, 20 bicycle spaces, and full sprinkling. Permits list Knight Rider Construction as the contractor. The construction cost is specified at $5.29 million.

A recent site visit by Philly YIMBY has revealed that construction is still pending at a six-story, 143-unit mixed-use development at 113-29 Berkley Street in Germantown, Northwest Philadelphia. Designed by HDO Architecture, the new building will include commercial space on the ground floor, a roof deck, and a green roof A total of 98 parking spaces will be included, four four of which will be ADA compliant and six reserved for electric vehicles. The project will also feature 50 bicycle spaces (with an additional ten on the sidewalk) and six new street trees.

The development will rise from a vacant lot at the southeast corner of the intersection of Germantown Avenue and Diamond Street. Designed by Plato Marinakos of Plato Studio, the building, alternately known as 2059-63 Germantown Avenue, will span 16,121 square feet and will feature 1,297 square feet of commercial space, elevator service, a cellar, and a roof deck, which promises to offer sweeping skyline views thanks to the structure’s prominence. Prestige Design is apparently both the owner and contractor, with permits listing Prestige Design on Germantown as the owner (at least on the blueprints; Amorski Investments LP is listed as the owner on the Department of Licenses and Inspections website) and Ofir Komerian of Prestige Design on Girard as the contractor. Construction costs are specified at $1.8 million.
