Construction Underway at 1500 Germantown Avenue in Olde Kensington

A recent site visit by Philadelphia YIMBY has revealed that construction is underway at a three-story mixed-use building at 1500 Germantown Avenue in Olde Kensington. The structure will rise from a 1,402-square-foot footprint and will contain 5,359 square feet of mixed residential and commercial interior space. The structure will feature a cellar, a roof deck, and full sprinkling. Permits list Sharara Kazimi and Mirwais Saidi as owners, Cheryl Poulos as the design professional, and Philly Parking Solutions as the contractor. Construction costs are specified at $400,000.

Recently, Philly YIMBY shared several renderings of a four-story, 90-unit residential building planned at 4701-15 Wayne Avenue in GermantownNorthwest Philadelphia. Today we more plans and diagrams for the development, as provided in a Civic Design Review package. Designed by Moto Designshop, the building will span 78,065 square feet and offer elevator service, bicycle storage, a landscaped courtyard, a roof deck, and a green roof.

Renovation Anticipated at 5627-33 Germantown Avenue in Germantown, Northwest Philadelphia

Recently, Philly YIMBY visited the imposing eight-story prewar building located 5627-33 Germantown Avenue, where a residential renovation is currently being planned. The structure stands on the eastern corner of the intersection of Germantown and Chelten avenues, in the core of Germantown’s primary commercial district, half a block east of Vernon Park. The development will reinvigorate the 90,515-square-foot, 100-plus-year-old structure with renovated ground-level retail and 47 residential units above. Permits list Scott Woodruff as the architect, City Suburban Home Builders, LLC as the contractor, and a construction cost of $7.75 million.

Construction Nearly Complete at 510 East Haines Street in East Germantown, Northwest Philadelphia

A recent site visit by Philly YIMBY has confirmed that construction work is nearing completion at a two-building, 24,000-square-foot warehouse development at 510 East Haines Street in East Germantown, Northwest Philadelphia. Designed by the Trans-Pacific Engineering Corporation, the development consists of a two-story warehouse and an adjacent shed, described in the permit as “for use as wholesale, distribution, and storage,” and an adjacent parking lot. Permits list Lehigh Valley Building Systems as the contractor and a construction cost of $750,000.
