Philadelphia YIMBY recently visited the construction site of a six-story, 127-unit development underway at 1901-19 East York Street in East Kensington. The new structure rises on the eastern corner of the intersection of East York and Jasper streets. Designed by LRK, the development will span 115,293 square feet and feature artist studio space on the ground floor. The complex will offer elevator service, balconies, a green roof, and parking for 27 cars. Permits list Equinox Management & Construction as the contractor and indicate a construction cost of $20.4 million.

Construction Not Yet Started at 2401 North 2nd Street in West Kensington

A year and a half after YIMBY originally shared news of permit issue, our latest site visit has discovered that construction has still not started at a six-story, 102-unit residential building proposed at 2401 North 2nd Street in West Kensington. The project will span a half-block-sized lot bordered by North 2nd Street to the west, West York Street to the south, and Palethorp Street to the east. Designed by T + Associates Architects, the structure will span 101,020 square feet feature a roof deck, and a green roof, and a parking garage. Permits specify construction costs at $8.35 million.

A recent location visit by Philadelphia YIMBY has observed that construction work is nearing completion at a four-story, 42-unit mixed-use residential and commercial project at 1429-31 Federal Street in Point Breeze, South Philadelphia. The development rises on the north side of the block between South Broad Street and South 15th Street. Designed by Vincent Mancini, the development will span 34,668 square feet and feature retail space at the ground floor, a green roof, and parking for 14 bicycles. Permits list Top Gun Enterprises as the contractor and specify a construction cost of $3.8 million.

Permits have been issued for the construction of a multi-family building at 4701-15 Wayne Avenue in Germantown, Northwest Philadelphia. Designed by Moto Designshop, the structure will rise four stories tall and contain 90 residential units. Multiple pilot houses will provide access to a large roof deck atop the building, while the rest of the roof space will feature a green roof, which provided the project a density boost. A mixed income bonus also allowed for additional residential space. GRIT Construction is the project contractor.

Philadelphia YIMBY’s recent site visit has observed that construction work continues to progress at a four-story, 115-unit residential development at 139 North 23rd Street in Logan Square, Center City. Designed by Solomon Cordwell Buenz and developed by the PMC Property Group (which is also specified as the contractor), the development will span 122,576 square feet and will offer residents an accessible green roof and a 42-car underground garage. The development team was permitted to include the current unit count via The green roof and mixed-income density bonuses were applied to bring the project up to its current unit count. Permits specify construction costs $35 million.
