Construction Tops Out at 4415 Chestnut Street in Spruce Hill, West Philadelphia

Philadelphia YIMBY’s recent site visit has observed that construction has topped out at a five-story, 40-unit mixed-use building at 4415 Chestnut Street in Spruce Hill, West Philadelphia. Designed by Wulff Architects and developed by Orens Brothers Real Estate, the building will include retail space as well as features such as elevator service, a green roof, full sprinkling, and 14 bicycle spaces. Permits list Orens Development Inc. as the owner and Orens Brothers Inc. as the general contractor. Construction is expected to cost $5.5 million. The structure will be a part of a two-building complex that extends through the block to Ludlow Street to the north, which will total 70 units.

Foundations Underway at 711-19 North 7th Street in Northern Liberties, Lower North Philadelphia

Philadelphia YIMBY’s recent site visit has observed that foundation work is underway for three mixed-use buildings at 711 North 7th Street (full address 711-19 North 7th Street) in Northern Liberties, Lower North Philadelphia, which will hold a combined total of 21 apartments. Each building will stand four stories tall and feature residential and commercial space and a green roof. Building number one will span a 1,662-square-foot ground footprint, hold 7,220 square feet of interior space, include five residential units, and cost $866,400 to build. Buildings number two and number three will each rise from a 2,407-square-foot ground footprint, hold 10,504 square feet of space, feature eight residential units, and cost $1.26 million to construct. For each of the filings, permits list T & C Fairmount LLC as the owner, Brett Harman of Harman Deutsch Ohler Architecture as the design professional, and Qi Wei Chen as the contractor.

Permits have been issued for the construction of The Emerald, a four-story, 14-unit mixed-use building proposed at 2214 North Front Street in Norris Square. The development is situated on the west side of the block between West Susquehanna Avenue and West Dauphin Street, half a block to the south of the York-Dauphin Station on the Market-Frankford Line. Designed by Ambit Architecture, the structure will span 15,122 square feet, of which around 2,000 square feet will be allocated for ground floor commercial space, a green roof, and parking for five bicycles. Permits list Baltimore Select Properties (doing business as Select Redevelopment) as the contractor and specify a construction cost of $1.8 million.
