Permits have been filed for the demolition of an existing structure and construction of a new one at 722 South 19th Street in the Graduate Hospital neighborhood of South Philadelphia. The two-story building slated for demolition is deeply set back from the sidewalk line, with a driveway in front. The replacement will be a single-family structure with a 679-square-foot footprint, a balcony, and a roof deck. The property, near the corner of South 19th Street and Pemberton Street, is owned by Hill Leonard.

As the neighborhood name suggests, there are a number of hospital facilities in the vicinity. The Tuttleman Center and Penn Physical Medicine ad Rehabilitation sit three blocks to the north at South Street. Also nearby at the corner of 17th Street and Catherine Street is the Marian Anderson Recreation Center, a sports facility that includes a basketball court, baseball field, pool, boxing gym, and a playground for children. The Lombard South station of the Broad Street SEPTA line is located several blocks to the east.
