Permits have been filed for the construction of two attached single-family structures at 628 Master Street and 630 Master Street in Ludlow, North Philadelphia. Each of the structures will rise from a footprint of 431 square feet and feature a roof deck. Universal Building and Co. is the listed owner for 628 Master Street, and Flores John is the owner specified at 630 Master Street.
The buildings will sit on the south side of the street, rising in place of an overgrown, fenced-in vacant lot. A three-story prewar rowhouse stood at 628 Master Street until its demolition around early 2018. the two buildings will not take up the entirety of the vacant lot, leaving space for future development on either side.
Before World War II, Ludlow was a vibrant, dense residential neighborhood. But despite its central location, today Ludlow is a lower-density area with an abundance of vacant lots and postwar semi-attached and freestanding residences with ample surrounding open space. However, its proximity to both Center City (via the 15 trolley on Girard Avenue, two blocks south of 628-630 Master Street) and Temple University (located several blocks to the northwest) poises the neighborhood as a potential future development hotspot.
