A zoning permit has been filed for the construction of a multi-family residential building at 5143 Irving Street in Walnut Hill, West Philadelphia. The structure will span a 2,506-square-foot footprint and will feature balconies and roof decks. No demolition permits have yet been filed for the vacant two-story commercial structure currently located at the site. Junk Property LLC is the listed owner.
Prewar building stock dominates the surrounding area, where virtually no new construction has taken place in the postwar period. The proposed building will stand on the north side of the block between South 51st Street and South 52nd Street, which is lined with two-story prewar rowhouses.
Development has been steadily spreading further into West Philadelphia in the wake of a construction boom in University City. A seven-story, 220-unit extension was recently proposed for the prewar Garden Court Plaza at 4701 Pine Street several blocks to the southeast.
The site sits within a ten-minute walk of the 52nd Street Station on the Market-Frankford SEPTA line, located to the north. South 52nd Street, located around the corner from the site, is a commercial corridor with retail, cultural institutions, and the 52 bus. Malcolm X Park sits three short blocks to the south. Given the neighborhood’s amenities, Philly YIMBY expects to see more development in the area in the future.
