Construction Progresses at 3200 Capri Drive, an 80-Unit Residential Complex in Packer Park, South Philadelphia

Construction is progressing rapidly at 3200 Capri Drive, a residential complex consisting of four detached multi-family buildings in Packer Park, South Philadelphia. Each structure will stand four floors and hold 20 residential units, with five units on each floor. Each building will yield 31,000 square feet of space and cost $1.5 million for construction. Packer Park Partnership LLC is the developer of the project, and Insite Construction Inc is the contractor.

The buildings share the same exterior design with different colored curtain walls. White cladding is used as the primary base, with gray and wood-styled accents used at the corners. Many units feature loggias.

The two northernmost buildings are both nearing completion, with their façades mostly finished and interior work in progress. Construction has made significant progress is recent months at the two southernmost buildings. In the spring, just one floor was beginning to be framed at both structures. By now, both have topped out and exterior work has begun at the second-southernmost building. This structure differs from the rest as its plan is turned at a 90 degree angle.

The projects are replacing a grassy vacant lot, one of the last undeveloped spaces in an area where a number of similarly scaled residential complexes have been built in recent years. In the past, the neighborhood was used as housing for the navy yard before those homes were demolished. A walk to the east will take residents to a corridor of restaurants and green space around the Sports Complex. The NRG Station on the Broad Street Line offers a commuting option to Center City and beyond.

3200 Capri Drive is just one of many projects currently under development across the area, poising Packer Park as one of the city’s fastest-growing neighborhoods.

Completion in 2021 is likely.
