Permits have been filed for the demolition of a vacant three-story prewar rowhouse at 3220 Germantown Avenue in Franklinville, North Philadelphia. The former mixed-use property, classified as commercial space though it evidently held residential space on the upper floors, is located between West Allegheny Street and West Hilton Street and will be torn down as part of the City of Philadelphia Demolition Program at a cost of $24,500. The property is owned by John E. Brown. The contractor listed for the work is RDS Contracting Group Inc.
The building’s ground floor is painted blue and stripped of ornament, while the second and third floor maintain their original design, albeit in a dilapidated state. A bay window at the second floor projects above the sidewalk, and a decorative crown sits above the third floor. After the demolition, stucco will be added to the to-be-exposed lot walls at 3218 and 3222 Germantown Avenue next door. An erosion control mat with seed on lot will be placed at the site after demolition. No sidewalk work will be performed.
The 23 bus stops across the street from the property. The Mary McLeod Bethune School is located a block to the north at 3301 Old York Road. The main campus of the Temple University Hospital sits three blocks to the northwest.
