Permits have been filed for the demolition of a three-story single-family dwelling at 4422 Germantown Avenue in Wyoming, North Philadelphia. The prewar property is located between Roberts Avenue and Windrim Avenue and will be torn down as part of the City of Philadelphia Demolition Program at a cost of $65,777. The property is owned by ASAP Realty Investments LLC. The contractor listed for the future work is Pedro Palmer Construction Inc.

The building’s top two stories are clad with dark brick while the ground floor is covered with stucco, with decorated cornices above the first and third floors with turrets on the sides. After the structure is torn down, stucco will be applied to the building at 4424 Germantown Avenue (curiously, permits don’t call for stucco to be added to the other neighbor at 4420 Germantown Avenue). Erosion control mats with seed on lot will also be placed on the site. No sidewalk work will be performed.

The Wayne Junction station of the regional rail and the 23 and 75 bus stations sit within a block of the site. The Edward T. Steel School at 4301 Wayne Avenue sits several blocks to the south. The Marcus Foster Memorial Stadium, Hunting Park, Stenton Park, and Loudon Mansion all sit within a 15-minute walk.
