At number 12 on Philly YIMBY’s December 2020 Development Countdown is the Thomas Jefferson Specialty Care Pavilion, a 372-foot-tall, 24-story tower underway at 1101 Chestnut Street in the rapidly growing Market East neighborhood in Center City. Designed by Ennead Architects and Stantec and developed by National Realty Corp., the sleek glass tower will bring a modern presence to the area and yield 426,000 square feet of medical office space, which will be occupied by Jefferson Health. The building is part of the two-tower East Market Phase 3 project, which will also feature a 329-foot-tall, 25-story residential tower at 1153 Chestnut Street to the west. Philly YIMBY’s recent site visit revealed that excavation is almost complete for the 712,000-plus-square-foot complex.

The large site, located a few blocks to the east of City Hall, was previously occupied by an Art Deco-styled prewar parking garage. The new towers were first revealed in November 2019, and a month later the garage showed the first signs of demolition with fences erected and equipment arriving on site. Crews then dismantled the structure over a nine-month period. The construction permit was approved in August of this year.

The tower broke ground at the start of fall, with excavation moving at a rapid pace. This phase will be done by mid- or late January 2021. The office tower is planned to rise before the residential tower, while the space for 1153 Chestnut Street will be turned into a temporary park before construction starts.

Completion is scheduled for 2024, timed to coincide with Jefferson University’s 200th anniversary.

    I wonder what will happen next.
    Will construction crews begin soon (I hope)?
    Will more equipment arrive on site?
