Foundation Work Progressing for LVL North at 510 North Broad Street in Spring Garden, North Philadelphia

Foundation work is quickly progressing on LVL North, a sprawling nine-story mixed-use project at 510 North Broad Street in Spring GardenNorth Philadelphia. Designed by JKRP Architects and developed by Alterra Property Group, the 378,000-square-foot building will yield 410 apartments and a 110,000-square foot Giant grocery store at the corner of Broad and Spring Garden Streets. The property will also contain 288 parking spaces and will cost an estimated $180 million to build.

Renderings depict a modern structure clad primarily in gray steel framed with sections of lighter gray paneling. This main façade scheme is interrupted by sections of contrasting wood-toned paneling, and the lower floors of the building feature gray brick and large windows. On the northeast portion of the building, white brick climbs the entire height of the structure, furthering the design’s visual impact.

Recent photos show excavation complete and foundation preparations progressing deep below street level. A tower crane has been erected on the site, hinting that construction may soon begin to rise. Prep work has begun for concrete pouring, as holes and metal grates can be seen in certain areas of the massive site, suggesting that foundation formation is imminent.

Angles of the development show just how massive the construction zone is. Though it is far from the tallest, the footprint of the project is one of the largest of any ongoing project in the city, rivaling that of Piazza Terminal, a massive development in Northern Liberties. That development can be seen in the background of the above photo, just to the right of the red tower crane.

The development will bring numerous benefits to the neighborhood. The intersection of Broad and Spring Garden will be completely transformed, making the more sparsely developed area more inviting with its newfound density, ground-floor retail space, and street trees that will be planted adjacent to the future building.

The development sits just north of Spring Garden Street, the official northern boundary of Center City, though it essentially is an extension of Center City on its high-profile corner. The Spring Garden Broad Street Line station is situated directly in front of the development, offering easy transit access to Center City or north to Temple University.

Construction is scheduled to be completed in February of 2022.

    Technically, the taxi center city boundaries go north to fairmount…..Flat Rate Trips Between the Center City Zone and the Airport
    Flat Rate Zone Boundaries
    The flat rate is charged in lieu of the metered rate by all Medallion Taxicabs for trips between the Philadelphia International Airport and the Center City Zone. Effective July 1, 2017, as expanded by Authority Order 17-004, the Flat Rate Zone is defined as the area between the Schuylkill and Delaware Rivers and between Washington Avenue on the south and Fairmount Avenue on the north. West of the Schuylkill River, the northern boundary continues west along the north side of 30th Street Station on 2900 Arch Street then southward on 30th Street to its intersection with Market Street. The boundary proceeds west along the north side of Market Street to 48th Street, south on 48th Street to Spruce Street and east on Spruce Street to its intersection with South Street.
