Permits Issued For 30-Unit Structure at 1100-02 Ridge Avenue in Callowhill, Center City

Permits have been issued for the construction of a seven-story mixed-use development at 1100-02 Ridge Avenue in Callowhill, Center City. The structure will feature 30 residential units and ground-floor commercial space, as well as accessory parking. A roof deck will be situated on the sixth floor and should offer views of the Philadelphia skyline. Permits list LIU Construction LLC as the contractor for the project.

Although renderings are not available for the project, its sizable height will mean that it will stand prominently over the street from its perch. The triangular shape of the plot will give the building an interesting shape, coming down to a single point on the southern side of the structure. Lastly, the location of the roof deck on the sixth floor likely means that the building will have a partial setback on its upper levels.

The property is currently occupied by a surface lot. The area around it is a more sparsely developed part of the Loft District, although it has lots of development potential and is poised to explode with development. The rail park nearby offers a trendy and neat green space reminiscent of New York’s famous High Line Park. Nearby transit access is offered to the Broad Street Line via either Spring Garden Station. It is also within walking distance of many of Center City’s destinations. As more lots fill up with new construction in the neighborhood, the prices will soar and higher quality, denser, and taller development will be created.

The development is expected to cost $2.5 million to build. A completion date is not known.
