A zoning permit has been issued for the construction of a three-unit residential structure at 1932 North 4th Street in Norris Square, North Philadelphia. The building will rise at the northwest corner of North 4th and West Hewson streets. The filing does not specify a floor count but judging by its number of units and a specification of balconies at the second and third stories, it will likely stand three stories tall. Dorothy Ricci is listed as the property owner and Designblendz Architecture LLP is the contractor.
The building will replace a lot that has sat vacant for over a decade, and is currently overgrown with mature trees. The development is the latest entry in the ongoing renaissance of a neighborhood hard hit by the postwar trend of depopulation, abandonment and mass demolitions. Between 2018 and 2019, three three-story residential buildings were built at a vacant lot across the street, with many more constructed throughout the surrounding blocks.
We expect to see more development in the surrounding area in the near future, given an abundance of land that remains undeveloped and the area’s advantageous location. The site sits at a midpoint between the Berks station of the Market-Frankford line to the east and the Temple University station of SEPTA regional rail to the west, each located within a ten- to 15-minute walk. The property sits on the eastern fringe of the general Temple University area, which is located within a 15-20-minute walk to the west.
In addition, the bustling commercial and entertainment district in Fishtown sits within a 15-minute walk to the southeast, with the booming Northern Liberties neighborhood located further to the south.
