Foundation work continues at LVL North, a nine-story, 410-unit development under construction at 510 North Broad Street in Spring Garden, North Philadelphia. A second tower crane has been recently erected at the site. Designed by JKRP Architects and developed by Alterra Property Group, the project is replacing a parking lot that formerly took up most of the block, as well as a a rowhouse formerly located at 563 North 15th Street. The structure will span over 378,000 square feet of total space, along with GIANT leasing nearly one-third of the building’s entire space for a grocery store on the lower levels, similar to Riverwalk. Residential space will take up over 268,000 square feet.
By the last update from January, excavation was mostly complete and the first tower crane on the east side of the site has been erected.
At some point within the last two months another tower crane as it was placed at the western portion of the site. Excavation has been completed and foundation walls along with the mat slab are under construction. The mid-rise building will not stand out from many views aside from North Broad Street, but for now the two tower cranes are making an impact on the skyline.

The building is projected to be completed by the second quarter of 2022.

Philly deserves better designed buildings
This building is so ugly and why is it so short…. We need more height and a better design.
Sigh. Another stubby sh!@ box on our grand thoroughfare. And right on top of the Broad St. line. We should build tall up to, at least, Fern Rock. WAKE? UP? CITY? HALL?
Kindof disappointing height. If they could have built higher, they should have.
Definitely better than the parking lot though!!!
Building a new high building can be challenging and more expensive above the subway because of foundation issues. Also, Billy Penn’s hat remains a height limit for properties on North Broad.
