Finishing Touches in Progress at Renaissance Estates in Packer Park, South Philadelphia

Finishing touches are being applied at Renaissance Estates, a fourteen-unit townhouse development at 3320 South 20th Street in Packer ParkSouth Philadelphia. Each of the large homes stands four stories tall and features private elevators, two-car garages, and roof decks that will provide stunning skyline views.

The homes feature stately brickwork on the ground floors. Large windows on the bottom three floors are accented with white stone, paying homage to traditional architecture.  The fourth floors feature metal mansard roofing with large dormer windows. This dark gray metal cladding also extends on the sides as well as to the rear. A pedestrian promenade runs through the center of the cluster, making for a unique space uncommon in Philadelphia.

Since YIMBY’s last update, which was published on the first day of 2021, significant progress has been made. In the last article, exterior work was well in progress with the majority of the brick and cladding already installed, save for locations in the rear of the southern row of homes and a few other select locations.

By now, all exterior work is complete, with the remaining patches of cladding already installed. Exterior lights have also been installed, which helps give the project a finished look.

One interesting change that has occurred since the last visit is the reduction of white cladding on the eastern face of the southern row. In the last update, the space around the windows situated on a projection was covered with white siding. Now, this has been changed to metal cladding that is a dark gray color. While the dormer windows on the fourth floor are still white, it appears the designers have decided to introduce more of the darker color to the design.

Additionally, excavation equipment is on site to begin work on the landscaped pedestrian walkway. The first bricks of the walkway have already been installed, as well as the front steps of the homes. This walkway is one of the last pieces of work needed on the exterior of the development, suggesting the project is nearing completion.

Homes are starting at $960,000. The luxury design of the homes is not foreign to Packer Park, which has seen an explosion of development and popularity for many recent years, driven by its location close to the Broad Street Line, the Navy Yard, the Sports Complex and FDR Park.

Construction appears on schedule for its originally scheduled completion date in mid-2021.
