Permits Issued for 33-Unit Development at 3503 Midvale Avenue in East Falls, Northwest Philadelphia

Permits have been issued for the construction of a 33-unit mixed-use structure at 3503 Midvale Avenue in East FallsNorthwest Philadelphia. The building will rise five stories tall, with a commercial space to be situated on the ground floor. Designed by M Architects, the project will also include a green roof and 15 parking spaces. The development will hold 26,477 square feet of space and cost an estimated $5 million to build, according to permits.

The building will feature a stately, modern exterior that will create a solid appearance on the street corridor. Gray brick will be primarily used throughout the exterior, while windows will vary in size, though their uniform appearance provides simplicity to the design. The ground floor wll feature floor-to-ceiling windows, allowing a plentiful amount of natural light to seep into the commercial space. Wood accents will be used around certain windows on the upper floors, adding texture to the design.

The new building will replace a currently vacant gas station, which created a suburban feel on what should be an urban, mixed-use corridor, and so the addition of a commercial space and 33 residential units on the site will be a positive change for the area.

Farther towards the Schuylkill River, Midvale Avenue serves as one of East Falls’ main commercial arteries, with a strong mixture of restaurants and businesses. After crossing under the SEPTA tracks, however, the street becomes more suburban in style. However, this is set to change in the future with more planned development. In December of last year, YIMBY shared the news of a 36-unit mixed-use development at 3515 Midvale Avenue when permits were issued. Between the two developments, nearly 70 residential units and a large amount of commercial space are set to arrive on scene, which will dramatically change the street.

No completion date on the project is known at this time, though construction may be finished by 2022 or 2023.
