Construction Progresses at 2301 Grays Ferry Avenue in Graduate Hospital, South Philadelphia

Construction is progressing at 2301 Grays Ferry Avenue, a six-unit multi-family development rising in Graduate Hospital, South Philadelphia. The project consist of a three-story vertical extension to an existing single-story structure. A restaurant will be located on the ground floor, with residential units above. In total, the building will hold 8,475 square feet of space. Construction costs are estimated at $1 million.

Solid progress has been made on the development, with the vertical addition topped out and framing mostly complete. Window installation has yet to begin. Once framing is finished, window installation will likely get underway, while facade work covers the home wrap.

The existing single-story was formerly home to Old Towne Restaurant, which benefited from its prominent location. The restaurant owners came up with plans to add a multi-family extension to their property, and so the project is now well underway. The building featured a bland tan stucco exterior, although it seems that this was covering up attractive brickwork that has since been exposed once construction got underway.

The building is located in a great location, just a block to the south of Grays Ferry Triangle, a unique pedestrian-only park with outdoor seating that is a beloved neighborhood destination. Across the street stands Bloc23, a recently completed building that brought 23 residential units and a GIANT Heirloom Market to the intersection. Bloc24, another mixed-used development is also under construction just steps away at 613 South 24th Street, bringing eight residential units and a fresh food market to the area. The restaurant space on the ground floor will greatly benefit from the expanded density in the area, and the new residential units will make a notble contribution to the area’s coveted housing stock.

Completion will likely be reached sometime in 2022.

  2. I love the triangle park there in the neighborhood. It provides a very cozy commercial hub and always feels active and full of life.

    Now my complaint: the Amazon Hub across the street is one of the worst little projects in the last decade. So right next to this wonderful pedestrian zone is a car-centric pickup location with cars pulling in and out across the sidewalk into multiple parking spots? How is thsi acceptable? How does this happen?

    Thanks for the detailed update CL. 700 Level, I appreciate comments from one who knows the territory well, as you certainly do. And I agree that Amazon’s preservation of surface parking in Graduate Hospital is a missed opportunity. At least this project, 2301 Grays Ferry Avenue, prioritizes the pedestrian and cyclist over the automobile driver.
