Foundation work is making progress at Bloc24, an eight-unit building under construction at 613 South 24th Street in Graduate Hospital, South Philadelphia. Designed by Moto Designshop, the building will stand five stories tall and will house a fresh food market on the ground floor. The residential units will all be market-rate.
Renderings show a modern façade with a unique design. Brickwork will cover the entirety of the exterior and will be arranged in patterns in certain sections of the building, including at the rounded corner on the northern face. Floor-to-ceiling windows will be located on the ground floor, while smaller windows situated on the upper floors, with some jutting out from the structure.
In YIMBY’s previous update on the building back in November, excavation work was making steady progress with on-site excavators digging out the footprint for the building. With this stage of work now completed, progress is now being made with the actual foundation work. Cement has been poured for the exterior walls of the base, and it appears the interior footers are next in line with some having already been completed. Once this work is finished, the building will start to go vertical.
The project sits just off of South Street, and the added density will help support the numerous businesses along the corridor. A fresh food market may not make perfect sense at the site, however, given that there are two other grocery stores within a block from the structure. However, its inclusion in the project granted developers a density boost that allowed the structure to be built with a zoning variance.
