Permits Issued for Three Mixed-Use Buildings at 711-19 North 7th Street in Northern Liberties

Permits have been issued for the construction of three new multi-buildings located at 711-19 North 7th Street in Northern Liberties, North Philadelphia. One of the buildings will rise four stories tall, with a commercial space on the ground floor, and five residential units above. The building will hold 7,220 square feet of space, and cost an estimated $866,400 to build. The other two buildings appear to be twin structures with identical numbers. Each will rise four stories tall, with a green roof located at the top. A commercial space will be located on the ground floor of both buildings, with eight residential units situated on the upper floors. In total, both buildings will hold 10,504 square feet of space, and cost an estimated $1,260,480 to build.

The new mixed-use buildings will be replacing a current small string of low-slung commercial buildings. All buildings of the row top out at just at just one floor, with different storefronts featuring different styles.

The new buildings will be a better use of the property, as they will preserve commercial space, but also add more height and residential density above this space, with 21 planned units. These new residents will help better support the commercial space, and also add more density in an area well-served by transit.

The property sits on the far western edge of the neighborhood, and could also be considered to be within the neighborhood of Poplar. The site sits in between multiple commercial corridors, and is within walking distance of frequently-served transit stations.

No completion date is known for the project at this time, though construction may be finished by 2022 or 2023.

  1. Great to read this! This area is in desperate need of more retail as the immediate area (Spring Garden to Brown St., 6th – 8th St.) is growing substantially.

  2. The adjacent parking lot looks rather small for such a development.

    Is a rendering available to see? 😉

    This area is served by SEPTA bus route 47 along 7th Street with departures every 7-14 minutes.

  3. What a misleading article. That Federal donuts is located at 701 Nth 7th, not 719 like the article/image imply. Its also owned by a different entity than the group that owns 711-719, is not included in this project at all, and is clearly shown on the permit application to be excluded from the demo.

    As for the actual project, the same group/contractor built the 3-story multifamily building catty-corner to this project at 700-708 Marshall St. Have to imagine these new buildings will look similar to that one
