Permits have been issued for the construction of a three-story, three-unit multi-family building at 2204 North Marshall Street in North Philadelphia East near Temple University. The structure will span a ground footprint of 1,500 square feet and will contain 3,388 square feet of interior space, which translates to an average of 1,128 square feet per apartment. The development will feature full sprinkling, a basement, and a roof deck, which will offer open skyline vistas due to a lack of significant nearby obstructions. Permits list Church Inc. Pleasantview Baptist [sic] as the owner, Christopher Menna as the design professional, and JPL Construction Inc. as the contractor. General construction costs are listed at $180,000.

The building will rise on the west side of the block between West Susquehanna Avenue and Germantown Avenue. The lot comprises a minor portion of an extensive vacant lot that spans most of the southern part of the city block, which itself is just one of many such lots that permeate the neighborhood, left in the wake of a wave of depopulation and demolitions in the postwar period.

In recent years, development has finally began to trickle into the area once again, and is has recently been picking up strength and developing into a steady surge. In 2019, three three-story multi-family buildings were constructed on the opposite side of the block at 2205, 2208, and 2211 North 7th Street. In our recent feature, Grandeur and Desolation, we covered four more multi-family proposals at 2260, 2411, 2419, and 2509 North 7th Street. Since then, more developments were announced at 2509, 2413, 2415, 2431-33 North 7th Street; 2108, 2110, and 2218 North Marshall Street; and 2239 Germantown Avenue. We covered a number of these proposals, many of which will rise just steps away from the development covered in this article, over the course of the past few days.

Naturally, we expect further developments to be announced in the area in the near future.
