Permits have been issued for the construction a three-story, ten-unit multi-family building at 1714 North 22nd Street in SharswoodNorth Philadelphia. Designed by KCA Design Associates, the building will hold 11,932 square feet of space and will feature a roof deck. City Suburban Home Builders LLC is listed as the contractor. Construction costs are estimated at $1.5 million.

The building will replace a vacant lot, one of a multitude on the block and in the neighborhood. The property consists of open grass space bordering a church building. In recent months, YIMBY has reported on multiple permits issued for other new buildings on the block, which will bring dozens of new residential units to the vacant space.

The added density will be a great addition to the area that will likely continue to become more frequent as development pushes further into the neighborhood, extending from nearby Francisville, Cecil B. Moore, and Brewerytown. It will repair the gaps left after postwar demolitions and will help increase the area’s population. Temple University sits within a walking distance to the east, while SEPTA bus routes offer transit options.
