Permits have been issued for the construction of a three-story, mixed-use building at 616 North 40th Street in Mantua, West Philadelphia. The structure will feature ground-floor commercial space and three residential units. A pilot house will provide access to a roof deck. The building will hold a total of 4,381 square feet of space. Anthony Maso is the design professional for the development, with JPL Construction listed as the contractor. Construction costs are listed at $400,000.

The building will replace a vacant lot that sits between an old and a recently constructed building, symbolic of the current image of the neighborhood. To the south, a newer three-study multi-family building stands, while an older, stately three-story brick building is situated to the north. The actual property at hand is nothing special, with some grass and asphalt forming a driveway towards the front of the site.
The added density that will be brought to the block will be a major positive, adding residential and commercial space to a vacant lot. Lancaster Avenue, which sits half a block to the south, can handle a large influx of density, with the route 10 trolley offering transit access to University City and Center City.
A variety of businesses and restaurants can be accessed within steps of the site, while a slightly longer walk can bring residents to University City, one of the region’s largest employment centers that is also home to some of Philadelphia’s largest universities.
No completion is known for the project at this time, though construction may be finished by 2022 or 2023.
