Townhouse Development Makes Progress at 24th And Sansom Street in Fitler Square, Center City

Construction is making headway on a townhouse complex located at 131 South 24th Street, at the southeast corner of the 24th Street and Sansom Street intersection, in Fitler SquareCenter City. The complex contains five homes in total, each rising five stories tall. A covered drive aisle at the rear provides access to individual garages, while outdoor areas above maximize the use of space. Other outdoor areas will be included atop the fourth and fifth floors.

The new homes replace a set of two now-demolished buildings. The northernmost of the pair stood one story tall and had a bland tan exterior. The other building stood slightly taller, a whole two floors of an industrial property. A large garage door featured prominently on the building’s gray facade, and, interestingly enough, a roof deck was situated atop the building.

Now, construction is well in progress, with all of them having been topped out. Cinderblock foundation work was completed in the spring, with framework making its first significant progress in May. By now, the homes have reached their five-story height, although some beams and roofing materials still awaits installation. Windows have also been installed. In the near future, work will likely begin on façade installation.

The density boost is a welcome addition to the area, albeit a small one. In truth, the site, which sits just a block away from Walnut Street, could accommodate more density, which would be possible with the five-story height matching the new townhouses. While this would have been preferable, the new homes are still a great improvement for the block, and will contribute to the neighborhood’s coveted housing stock.

  1. Sandwiched in the commercial district is a tiny residential half-block of houses in Center City, facing a parking lot with a direct view of the FMC and EVO towers across the Schuylkill River.

    Just one block from the Schuylkill Riverwalk and eight city blocks from the Apple Store along Walnut Street.

    This property is served by SEPTA bus routes 9,21 & 42 with delayed departure times due to some detours.

    Just one city block away on 23rd & Walnut Streets, SEPTA bus route 7 & 12 (also facing delays at this time) serve the area.

    A driveway with a parking garage in Center City with views?

    Highly desirable property! 😉
