Permits have been issued for a massive multi-family conversion at 3232 Henry Avenue in East FallsNorthwest Philadelphia. The existing building rises 11 stories tall, making it one of the tallest in the neighborhood. Once work is completed, the former medical facility will be converted into 178 apartments. A green roof will be situated atop the structure. In total, the building holds 200,010 square feet of space. LRK is listed as the design professional. Renovation work is expected to cost $15.4 million.

The main 11-story tower stands toward the rear of the site, with shorter wings drawing the building’s footprint closer to the street. The structure features a decently attractive facade with a tan exterior. A surface lot unfortunately covers a large portion of the property. Most likely, the lot will be used for residential parking, although hopefully it could see redevelopment down the line, potentially adding more density to the project.

Overall, the change of use for the property is a positive development that is much more welcome than seeing the massive structure sit vacant after the medical facility vacates. The added residential density will be beneficial toward increasing the walkability of the surrounding area, which will, in turn, attract a greater commercial presence in the neighborhood. Unfortunately, the current layout of the site is rather car-centric, although this is something that can certainly be changed and improved upon moving forward.

No completion date is known for the project at this time, although renovation work may be completed by the end of this year or some time in 2023.

  1. Will this development tie into the proposed development at the vacant parking lot behind it? This seems like a good opportunity to integrate both projects and make a large community.

  2. The parking lot may be car centric but people need to keep in mind that apartment dwellers of condo owners may need a car to drive to work or better still the Regional Rail station with hopefully a parking spot. Best to keep the parking lot.

    Is there a SEPTA bus running along Henry Avenue?

  3. It’s amazing to see residential density slowly but surely “fill in” between Center City up through Manayunk. Brewerytown, Strawberry Mansion, Allegheny West, and even an odd pocket like this one in East Falls.

  4. Is the old looney bin psychiatric hospital??

    You guys really have it out for cars. You should do a story about the history of SEPTA and how its a combination of 2 competing railroads that went bankrupt. Or how Philadelphia is a bedroom city and doesn’t create Jobs. Alot of people work in the suburbs like king of prussia and malvern.

  5. GM out of all New buildings going up in and around the Germantown area which of these buildings will accommodate senior’s. Why are the senior waiting over 3 to 5 years for housing. When can we see something going up for us???

I was hoping to have a place to park my car because I am a very independent person who has taken care of business that requires doing many locations in one day and I don’t see the bus as being my best alternative. Please consider being car friendly and being a friend to the old folks who still have a lot of living to do.
