A recent site visit by Philly YIMBY has revealed that renovation work has not yet begun at 1222-24 Annin Street in Passyunk SquareSouth Philadelphia. The project will turn an existing prewar industrial structure into a multi-family building. Upon completion, the development will hold three residential units. Permits list Philadelphia Motoring Club LLC as the owner.

Situated on the narrow cul-de-sac Annin Street a few short blocks to the east of Broad Street, the building was apparently originally constructed as a commercial warehouse for Ralph D’Amico & Bros., as indicated by a plaque at the parapet. The OpenCorporates database indicates that the company was incorporated in 1935, a date that appears contemporaneous with the likely period of the structure’s construction, given its appearance. We discovered little else about the company, though we doubt that it has much to do with the villain in the Kick-Ass comic and movie series that goes by the same name.

Over the years, two large windows at the second floor have been largely bricked in and replaced with smaller apertures, yet the structure still retains a number of interesting features such as the aforementioned plaque, a second-story loading bay with a cantilevered pulley beam, and a rusting wall fan. We hope that as many of these features will be incorporated into the new design as possible, and are intrigued to see how the architects will treat the large ground-level garage entrance with a colorful band along its perimeter.

1222-24 Annin Street is situated within an under-five-minute walk to the Ellsworth-Federal Station on the Broad Street Line to the west, accessible via Butchie Alley, a narrow, mosaic-decorated pedestrian walkway at Annin Street’s west end. The site is also located within a seven-minute walk to the iconic Geno’s and Pat’s cheesesteak restaurants to the southeast.
