Permits have been issued for the construction of a multi-family building at 650 North 38th Street in Mantua, West Philadelphia. Designed by KCA Design Associates, the new building will rise three stories tall and span 3,980 square feet, which will hold three apartments. A pilot house at the top of the structure will provide access to a roof deck, which will offer sweeping views of the nearby University City skyline. Construction costs are listed at $450,000 to build.
The modern exterior looks very similar those that may be found throughout the city, with brick rising the full height. Boxy bay windows will be located on the second and third floors of the building, which will provide additionally interior space for units. This portion of the exterior will be clad in siding similar to the sides and rear of the structure. The units will all share a common entrance.
As is common for new construction in Mantua, the new building will rise from a vacant lot that was formed during the neighborhood’s postwar decline. The project will replace a narrow strip of a larger vacant swath of land on the block. Like some other unused properties, this site also saw city efforts at beautification, with a white fence bordering the property, as well as trees, which have since matured and now offer shade for the lot.
Beautified or not, a vacant lot makes for sparse use of land that certainly makes little sense at a site such as this, especially when considering the influx of development happening all around. The addition of three residential units at the location is not very significant, yet is obviously still a positive development. In the grand scheme of things, if this trend of replacing vacant properties with multi-family buildings continues throughout the neighborhood (which all signs point to affirmative), an incredible transformation will occur in the area, similar to other neighborhoods around the city, with the population and density of the area rising significantly. In fact, this trend already has begun, with development arriving from neighboring Powelton Village and University City.
No completion date is known for the project at this time, though construction may be finished later this year or by early 2023.
