A construction boom is underway in the Washington Square West neighborhood of Center City, with many residential projects in progress. Located near the Jefferson Health campus, a new residential high-rise at 210 South 12th Street (previously reported to be addressed at 204 South 12th Street) appears to be underway again. Designed by BLT Architects and developed by Midwood Investments and Development, the rental tower will rise 366 feet tall and 32 stories high and offer 378 units, bringing a significant amount of new residential stock to the neighborhood.
When the design was first revealed, the tower was slated to stand 445 feet tall with the same floor count, with 448 planned units. Site work was underway when the demolition of the existing properties began in February 2021. The lot was quickly cleared as the buildings were completely gone by May, with bricks and rubble scattered around. Ever since that summer, no activity nor construction equipment was observed on the site.
In our photographs from December, a JLG lift was seen at the site. Our latest site visit discovered considerable new activity. Excavators are digging up the ground, and a caisson drill marks the start of foundation work. A tower crane is expected to rise soon, standing in proximity to the crane at 12+Sansom, along with other nearby developments such as the Thomas Jefferson Specialty Care Pavilion and the Blue Ivy Hotel.
The tower may be completed in 2024.

Wish it wasn’t redesigned, but I’ve got to admit, this new version still looks pretty good and will defidently stick out in the area, being quite tall for its immediate surroundings. I hope it looks good at night, some more decorative lighting is always welcome in my book.
Let’s hope the city rebounds spectacularly after Covid is more completely resolved and the increase in crime is addressed. Hopefully there will be a market for these units. I am trying to rent a nice unit in doorman building in the neighborhood and have not had a lot of applicants.
