Construction Still Pending at 1223-45 Washington Avenue in Hawthorne, South Philadelphia

A recent site visit by Philly YIMBY has revealed that construction has still not started on a 12-story, 375-unit mixed-use development at 1223-45 Washington Avenue in HawthorneSouth Philadelphia. Designed by BKV Group, the project will span 372,721 square feet and offer commercial space on the ground floor along Washington Avenue as well as a parking garage with space for 78 cars; parking will also be available for 184 bicycles. Construction costs are specified at $62 million.

The development is situated at the northeast corner of the intersection of Washington Avenue and South 13th Street, a block east of Broad Street. The development is notable both for its short walking distance to Center City and several-block distance to the Ellsworth-Federal Station on the Broad Street Line, which offers a rapid commute to destinations such as Temple University and University City. On a more local scale, the project will contribute to the ongoing transformation of South Broad Street into a dense mixed-use hub that will anchor neighborhoods on either side of the thoroughfare.

  2. this building should be on S. Broad…not on a residential block where it won’t fit in.

    • lol what. This project is literally surrounded by a 5 story u-haul self storage center, a Penske truck rental, and an enterprise rent-a-car, what is residential about that. This development is on Washington Ave of all places did u even look to see where this project is? Not to mention multiple other developments that are taking place to build up washington ave. If you love empty parking lots so much maybe move to Houston.

      • I love morons that suggest moving to people for not liking a development for one reason or another. Most of these hyper normal transplants aren’t even from Philly.

    • you obviously didnt see the one across the street did you? That one is taller, and at least 3 times the overall size

  3. That site is the location of a serious fire at a chemical dye company located at that site in 1973 or 1974. The fire killed two Philadelphia firemen and permanently crippled two others due to explosions during the fire that caused a wall to collapse on them. During the fire colored smoke emanated from the on fire building and caused a spectacle for the residents of South Philly to come and watch until the building had a series of violent explosions that killed/injured the fireman. The site has potential contamination in the groundwater which is colored bright green under the site. This situation should be properly managed during any construction work and makes the site suspect for any construction activities that should require a cleanup before/during that work. Unless that is done, I wouldn’t want to live there.

  4. Cut the overall height in half and this is exactly the type of stature/scale of transformative project I’d LOVE to see come to the current site of STRAWBERRY SQUARE in Strawberry Mansion.

    With the open aired portion facing 29th street. Then just develop the immediate adjacent land to the shopping center with a nice combination rows/towns and multifamily..and bam just like that Mansion has something it’s never had before.

    An appropriately located center of gravity for the neighborhood.
