A recent site visit by Philadelphia YIMBY has discovered that exterior construction work nears completion at the 295-foot-tall, 19-story office building rising at 2222 Market Street in Center City West. Designed by Gensler and developed by the Parkway Corporation (alternately Parkway Commercial Properties), with IMC Construction as the contractor, the development will feature 329,100 square feet of tenant floor area, with 324,826 square feet of Class A office space and 4,274 square feet of retail, as well as a 47-car underground garage. The structure is being built as the new headquarters for Morgan Lewis, a major law firm. Building features will include ten-foot-high ceilings, floor-to-ceiling windows, several landscaped outdoor decks, flexible workspace plans, a conference center, a fitness center, Zoom conference rooms, expanded areas for servicing out-of-office visitors, and rooms with advanced audio technology to facilitate virtual court hearings.
The design is quite close to what the renderings shown, and makes a distinctive statement on the local streetscape with its triple-grouped floors separated by bands of gray brick and staggered and cantilevered sections at the upper levels. Work is currently in progress at the ground-level plaza, which is partially nestled beneath the cantilevered building. The distinctive V-shaped pair of columns at the corner is yet to receive its cladding, as is the case with the other street-facing columns.
2222 Market Street will be a significant addition to Center City West and will help bridge a rather desolates street gap between the Center City core to the east and University City to the west. We look forward to further progress on the project.

When will they demolish the two old and very dated buildings next to the one they have built? I am sure they will have no problem building a one story extension to take care of a bank or financial company.
Different owners. They have to buy them first.
Why don’t you ask the hard working owners of the businesses in those “two old and very dated buildings”? They may be able to solve this puzzle for you.
Or are you expecting “they” will bulldoze the buildings with people and businesses inside of them?
They own one building but the other building was used as bar/restaurant and just closed a few months ago.
I think the smaller rowhome provides interesting juxtaposition and context compared to its new neighbor. This kind of comparative architecture is what makes Philly special, and should be preserved- it’s a small parcel anyway, so there is little to gain from demolishing it.

YIMBY/Philly has reported and shown the proposed plans for these buildings!
I strongly suggest that you read and see the YIMBY past articles dating back to the beginning of this year. They (YIMBY) show the proposed new buildings and the names of the Developers/Architects as well. In fact YIMBY has reported extensivley about these buildings.

Morgan Lewis is the number one corporate law firm, in terms of volume, in the nation. This new headquarters helps make this area a prime corporate center, with hopefully a mega development soon on the large parking lot across Market Street.
Who cares? To 99.9% of Philadelphians this doesn’t mean a damn thing.
