Permits have been issued for the construction of a new multi-family development at 3119 North 13th Street in Allegheny, North Philadelphia. Designed by KCA Design Associates, the new building will rise three stories tall and will include three residential units. A roof deck at the top of the structure will provide amenity space for residents. The structure will span 3,820 square feet.

The new building will feature a modern, albeit plain, exterior, consisting largely of brick, which will cover the majority of the first and second floors. A single vertical row of wood siding will serve as an accent that offers a disruption to the otherwise constant facade. Courses of cast stone will be located at the top and bottom of this brick component to further this style. The third floor will be set back from the street and will be clad in siding, as will be the sides and rear of the structure.

The new building is replacing a vacant lot, the only major gap on the block, though many others exist in the area. This particular lot consists of an overgrown grass lawn wedged between rows of two-story homes. The site sits within walking distance from Broad Street and the Broad Street Line, as well as the Temple University Medical Complex.

The new development will be a great improvement for the property, retuning the site back to its original residential use. The three units make plenty of sense here given the walkable and transit accessible location, and hopefully density of this or greater scale arrives at other underused properties nearby.
No completion date is known for the project at this time.

There are four other vacant lots on this block, 3131 N. 13th St., 3115 N. 13th St., 1300 W. Clementine St. (on the same block as 3119 North 13th St.) and 3000 W. Allegheny (also on the same block as 3119 North 13th St.). The home at 3131 was razed sometime between September 2008 and April 2012, the home at 3115 was demoed sometime between July 2019 and August 2022. 1300 W. Clementine St. and 3033 W. Clearfield St. have been vacant at least since 2008. In addition, 3101 (on the same block as 3119 North 13th St.) was vacant until recently but now is the site of townhome construction.
