Construction Advances at 918 North Delaware Avenue in Northern Liberties, North Philadelphia

Philly YIMBY’s recent site visit has observed that construction topping out at a multi-building mixed-use complex at 918 North Delaware Avenue in Northern Liberties, North Philadelphia. Designed by L2Partridge and developed by Core Realty, the development, also known as 918-80 North Delaware Avenue, will consist of five seven-story buildings as well as a minor single-story one. The complex will hold a total of 418,480 square feet of space and include 426 residential units.

The complex will be a significant addition to the rapidly developing neighborhood along the Delaware River waterfront, which has seen numerous grand proposals over the past few decades yet little actual development. We hope that the pace of construction at the site picks up in the near future.

The complex will bring much-needed residential density and pedestrian activity to a long-neglected yet rapidly developing stretch of the Delaware River waterfront, helping bridge the gap between the river and the booming interior of Northeast Northern Liberties.

    Notwithstanding the contradiction between “rapidly developing” vs. “little actual development”, six waterfront projects have broken ground in the last few years: 1130 N. Delaware Ave., 918 N. Delaware Ave., 700 N. Delaware Ave., 601 N. Delaware Ave. (former Festival Pier site), 300 N. Delaware Ave. (now on “pause”) and 933 N. Penn St. In addition, there is ongoing construction/adaptive reuse at Northbank and The Battery.

    918 N. Delaware is a great project. One especially appealing part is the six ground floor commercial spaces, five of which face Delaware Ave. Hopefully Core Realty cleans up Canal St., a meandering, Belgian-block alley that was a canal in the 1800s. And the vast dirt lot across Canal St., currently being used as a staging area for the 918 N. Delaware project, and shown in renderings as a tree-lined, tidy grass parcel with picnickers enjoying an evening out. Make the renderings true.

  4. Great ! More suburban people thinking that they’re cool when actually they’re nothing more than tourists.

    • Your comment made absolutely no sense. Some people living in the city is cool, while others think that living in the burbs is cool. To each their own. Seems like you’re trying to fit in some place but are having a hard time doing so.

      • If you haven’t lived in Philadelphia for 20 years in a rowhome or Society Hill towers, you don’t matter, apparently.

        I’m so excited for this quickly emerging neighborhood. As long as the city does this right without requiring too much parking for these projects. I’d like to see this entire area upzoned with more attractive incentives for developers to go higher. DRWC is exploring traffic calming along Delaware Ave, which will really help this area going forward.

        For this project, I’d have liked to see the developers go vertical with a steel frame instead of sticks. Regardless, still excited for the new supply that will reduce upward pricing pressure on the existing rental inventory.

  5. Eventually it will be completed and full of tenants renting with access to casino and new restaurants built to catering to their tastes.

  6. It is impossible to drive up Columbus Blvd now. When all the construction is complete, I may never get to my condo easily. Good grief!!!
