A site visit by Philly YIMBY has observed that construction has not yet started at a three-story, four-unit multi-family building at 1326 North 6th Street in Ludlow, North Philadelphia, though a permit had been issued in August 2020. The development will rise from a vacant lot on the west side of the block between West Thompson and Master streets. Designed by Harman Deutsch Ohler Architecture (aka HDO Architecture), the structure will span 4,798 square feet and features a cellar and two roof decks. Permits list GRIT Construction as the contractor and a construction cost of $527,780.

The building is planned to span 21 feet wide and extend 71 feet long, with a 19-foot-deep yard in the rear. Two pilot houses will provide access to the roof decks.
1326 North 6th Street is sited a block and a half north of Girard Avenue, where the route 15 trolley runs east-west along the avenue. Although Ludlow itself is a rather low-key residential neighborhood, it is situated within proximity of several popular destinations. 1326 North 6th Street is located relatively close to Northern Liberties (a 10-minute walk to the southeast). Temple University (a 15-minute walk to the northwest), Fishtown (a 15-minute walk to the east), Center City (a 22-minute walk to the south to the Vine Street Expressway), and the Delaware River waterfront (a 25-minute walk to the southeast).
We hope to see construction start in the near future, as the structure would significantly improve the block by filling an unsightly streetwall gap.
