Permits have been issued for the construction of a three-story attached three-unit residential structure at 2442 North Marshall Street in North Philadelphia East. The building will be located along Marshall Street, on a block bound by Sheridan Street, West York Street and West Cumberland Street. The project will span an area of 3,669 square feet. JT Ran Expediting is responsible for the designs. Permits list JPL Construction as the contractor and a total construction cost of $280,000.

The project site is a vacant lot spanning an area of 1,190 square feet. Open landscaped area spanning 297 square feet will also be developed on the site. The roof deck will measure 662 square feet and the pilot house will span 78 square feet.

The residential building will rise to a height of 35 feet. The new construction will also feature a basement, a pilot house, a roof deck, and a roof deck access structure. Renderings reveal a facade designed with brick, vinyl siding, and metal guardrails, along with visual breaks induced by bay windows.

The area has good walk and transit scores and is serviced by transit lines such as routes number 39, 47, 54, 57, and more. The site is located near various grocery stores, shops, restaurants, and recreational spots. A project application was submitted. The site will have to be prepped with at least 5 feet of excavation before any construction work begins. The estimated construction timeline has not been announced yet.
