Permits have been issued for a three-story residential project proposed at 2511 Manton Street in Grays Ferry, South Philadelphia. The building will be located on a lot spanning 1,742 square feet, situated on a block bound by South 26th Street, Federal Street, South 25th Street, and facing Manton Street. The project has an allocated total construction cost of $350,000, with $310,000 allocated to the general cost of construction and $40,000 for excavation work. Alfa Engineering is responsible for the designs. Permits list Grosso Concrete LLC as the contractor.
Grosso 2511-13 LLC is listed as the property owner.
The project site houses a three-bedroom one-bathroom residence, slated for demolition under separate permits. The scope of work includes the construction of a three-story apartment building yielding a total built-up area spanning 4,272 square feet. The building will offer three dwelling units along with a pilot house, a roof deck, and a roof deck access structure.
The apartment building will rise to a height of 25 feet. A rear yard running 11 feet is proposed. Open area spanning 328 square feet is also proposed on the site.
The project requires at least 5 feet of excavation, and requires underpinning. Underpinning and excavation work has also been completed under a separate permit.
The project site is located in a vibrant residential neighborhood, near various grocery stores, shops, and restaurants. Ellsworth-Federal is located a mile away. No estimated construction timeline has been announced yet.
