Permits have been issued for the construction of a three-story residential building at 440 West Queen Lane in Germantown, Northwest Philadelphia. The building will be constructed on a vacant parcel spanning 2,606 square feet, bound by Laurens Street, McKean Avenue, and West Bringhurst Street, facing West Queen Lane. The project has an allocated total construction cost of $352,688 with $254,188 as the general construction cost, $19,500 for plumbing, and $16,000 for mechanical work.
Rosmand Properties is listed as the property owner. Permits list Belgo Development LLC as the contractor. MC Architectural LLC is responsible for the designs.
The scope of work includes the construction of two family dwellings, designed as three-story buildings with finished basements. The project will yield a total built-up area spanning 3,185 square feet.
A covered walkway or sidewalk closure will be required within 9 feet of the building facade. The project calls for at least 5 feet of excavation. Separate permits are required for the commercial space, mechanical, electrical, plumbing, and fire suppression work.
The site is located near various industrial stops, grocery stores, shops, and restaurants. Queen Lane metro station is located within a 5-minute walk. No estimated construction timeline has been announced yet.
