Permits have been issued for the construction of a new multi-family development located at 2800 Diamond Street in Strawberry Mansion, North Philadelphia. Once completed, the new building will stand four stories tall, with a green roof and roof deck statuette atop the building. There will be 46 residential units within the project, each slated to be apartments. In total, the new building will span 46,713 square feet of space.
The development will feature a modern exterior, using a fairly wide array of materials. Most prominent is the usage of gray brick that will coat the majority of the ground floor while also forming a grid-like pattern on upper floors. Within this “grid” in the second and third floors is an extensive of usage of gray siding material, while light gray-white siding will cover the majority of the fourth floor. Floor-to ceiling windows used at the ground floor will help create a more welcoming street presence.
The new building will rise in what is currently a vacant lot, though this has only been the case very recently. Formerly, a church stood in the site, offering an attractive brick exterior. The church’s facade featured extensive ornamentation and detailing, with arched windows and a terracotta roof. Now, however, the lot is simply barricaded off by a chain link fence which separates its haphazard appearance from the sidewalk.
The development is a certain improvement over the site’s existing conditions. The added 46 residential units in this location makes plenty of sense considering the walkable and transit-accessible nature of the surrounding area. However, the loss of the attractive church building is admittedly disappointing, as it marks the loss of one of the neighborhood’s more attractive buildings.
