Permits have been issued for a three-story two-family residence at 214 West Cumberland Street in West Kensington, North Philadelphia. The project is being developed by LNS Group LLC, with architectural plans prepared by KCA Design Associates, LLC. MYRODASH LLC is listed as the general contractor.
The permit indicates a total construction cost of $295,000. Of this, $200,000 is allocated for general construction, with $20,000 each set aside for electrical, mechanical, and plumbing work. Excavation is budgeted at $35,000.

The building will rise three stories and span approximately 2,408 square feet. It will occupy a 770-square-foot lot and feature a footprint of 602 square feet, covering about 78 percent of the site. The remaining 22 percent will remain open space, including a nine-foot-deep rear yard. Each floor contains approximately 602 square feet of residential space, according to permit filings.
The design includes a roof deck and a pilot house providing stair access, as shown in the submitted zoning plans. Elevation drawings reveal a brick front with rectangular windows and an elevated entrance accessible by concrete stairs. The structure stands approximately 34 feet tall, under the 38-foot maximum allowed height.
Additional features include a rear egress well, privacy fencing, and sidewalk work along Cumberland Street and Philip Street. The estimated construction timeline has not been revealed yet.
