The site is located on a vacant lot situated between two rowhouses near the intersection of Marshall Street and Diamond Street. Designed by Moto Designshop, the new structure is part of the Hartranft Workforce Housing initiative. Civetta Property Group is listed as the owner and developer.

Permits list a total construction cost of $111,170, with $82,970 allocated for general construction. The budget also includes $5,200 for electrical work, $6,000 for mechanical systems, and $17,000 for plumbing.

The project will rise three stories and total approximately 1,405 square feet of residential space. The new home is planned for a 1,560-square-foot parcel, with a proposed building coverage of 518 square feet and a rear yard measuring 41 feet in depth. The home reaches a height of 34 feet to the roof, below the 38-foot maximum allowed.

The elevation drawing shows a straightforward brick façade with 0.5-inch architectural pilasters, aligning with the property line. Each floor provides a ceiling height of approximately 10 feet, and the entry is raised 3.5 feet above grade, accessible by new concrete steps and railings.

A 2.5-inch cornice projects above the third floor. The side yard measures approximately 5 feet on the west side of the structure, offering slight separation from the adjacent lot. The project also includes a six-foot-tall privacy fence and egress accommodations at the rear.

Site improvements will include sidewalk reconstruction and coordination with the existing retaining wall and steps. The estimated construction timeline has not been announced yet.

    This small, inexpensive single family home is designed for summertime. Two-thirds of the parcel is reserved for a large rear yard and a modest sized side yard. The side yard allows south facing windows that can admit substantial natural light.

    The architectural pilasters add a typical Moto Designshop touch of class.

    Developer Civetta Property Group is producing workforce housing throughout the city (e.g., North, West and South Philly), with single family homes and condos typically selling for $230,000 to $280,000.
