Permits have been issued for the construction of a three-story single-family residence at 2101 North 8th Street in Hartranft, North Philadelphia East. The project site is located near the intersection of North 8th Street and Diamond Street. Designed by Moto Designshop, the development will feature a three-story attached home. Spruce Builders LLC is listed as the project contractor, and Civetta Property Group is the owner.
Permits list a total construction cost of $111,170, including $77,970 allocated for general construction, $5,200 for electrical work, $6,000 for mechanical systems, $17,000 for plumbing, and $5,000 for excavation.

Set on a 1,242.5-square-foot lot, the project features a three-story structure with approximately 1,416 square feet of living space. The building covers about 41 percent of the site and includes a rear yard of 39 feet for private outdoor use.
The front elevation presents a clean brick façade with subtle 0.5-inch pilaster projections that add texture without overwhelming the design. A slight cornice extends above the third floor, maintaining a traditional residential profile within a modern context. The building reaches a height of 33 feet, with uniform floor heights of around 10 feet each.
Entry to the home is elevated slightly above grade with new concrete steps, while the rear includes a concrete patio and privacy fencing. The structure is attached on both sides, with no side yards, creating a continuous street wall in keeping with the surrounding row-houses.
Site work will include new sidewalks, an ADA curb ramp, and upgraded utilities. The home will be sprinklered and tested for energy efficiency.
