Permits have been issued for the construction of a new three-story residential building at 52 North 51st Street in Dunlap, West Philadelphia. The project will replace a long-vacant lot with an attached multi-family structure featuring four residential units.
The total construction cost is listed at $400,000.
The development is being led by Calle Luna LLC. Backcourt Builders LLC is listed as the general contractor, and Studio C Architecture is responsible for the design. Architect Christopher Carickhoff and structural engineer Georges Ballouz are named as the design professionals in charge of the project.
According to permit records, the building will span approximately 3,216 square feet across three floors—averaging just over 1,070 square feet per level. Each unit will be designed for household living and classified under an R-2 residential occupancy. The structure will be fully sprinklered in accordance with NFPA 13R standards.
Because the building façade is close to the sidewalk, a covered walkway or sidewalk closure will be required during construction. The project will involve roughly 1,500 square feet of earth disturbance and has been flagged as impacting adjacent properties, requiring added safety and coordination measures on-site.
Once completed, the building will add four new housing units to a residential corridor just off Market Street in West Philadelphia.

No evidence of off-street parking is found.
Don’t waste your time if your skin color isn’t black because there appears to be no evidence of diversity in this neighborhood.
This may be the first significant investment this residential block has seen in decades. It’s good that at least one developer has faith in the Dunlap section of West Philadelphia.
In 2012, curb bump-outs were installed on both sides of Market St. at 51st St., narrowing the latter. The result simultaneously reduces 51st. St. crossing distance and vehicular speed. High quality design improves pedestrian safety, facilitating walking to the 52nd St. Station of the Market-Frankford Line (now dubbed the “L”) and to the 52nd St. commercial district.
