Permits have been issued for the construction of a three-story single-family residence at 3004 Titan Street in Grays Ferry, South Philadelphia. The development will span 1,543 square feet and will feature a roof deck. Design is led by Parallel Architecture Studio LLC. Modbuilt Inc. is listed as the contractor of record.

Construction costs are listed at $175,000, which includes $104,000 for general construction, $25,000 for excavation, $20,000 for plumbing, $15,000 for mechanical work, and $11,000 for electrical work.

Zoning approval confirms an attached structure with a roof deck accessed by a roof-deck access structure. Floor area by occupancy is recorded as 394 square feet on each of the first, second, and third floors, plus 360 square feet in the basement.

The project requires a covered walkway/sidewalk closure within nine feet of the façade during construction.

The parcel previously underwent a city demolition in 2018 for a vacant single-family dwelling. The site stands on Titan Street just off South 30th Street, beside D. Finnegan Playground, within Grays Ferry.

  1. The displayed Google Maps street view is from August 2014. As per Google Maps aerial view, since 2014 there have been 14 three story homes newly constructed on the 3000 block of Titan. Today, there are only a handful of remaining vacant lots, of which 3004 Titan is one.

    The big downside is that across Titan St., Children’s Hospital of Philadelphia is planning a massive, multistory, 1,000-plus spot, offsite, auto parking garage for its employees. Shuttle service will provide transport between CHOP and the garage, a mile apart.
