The development will consist of a three-story attached structure that will contain five residential units (Group R-2 occupancy). The structure will span 1,163 square feet on the first floor and 1,388 square feet on the second and third floors each. The building will feature Type V-B combustible wood framing and will be fully sprinklered.

The site is zoned RM-1 (Residential Multi-Family), with a lot size of 2,385 square feet. The building footprint will occupy 1,388 square feet, or approximately 59 percent of the lot area, which falls below the maximum 75 percent lot coverage permitted by code. The proposal will rise 36 feet to the main roof, within the district’s 38-foot height limit, and will provide a 35-foot rear yard with 674 square feet of open area, far exceeding the required minimum.

Architectural plans depict a modern three-story infill building with a front porch, raised entry steps, and a brick and siding façade consistent with adjacent rowhomes. The building will align its setback with neighboring structures to maintain the established block rhythm. The site plan indicates a small front setback, a new six-foot perimeter fence, and a landscaped rear yard providing private open space for residents.

The new development will introduce new housing to a currently vacant lot situated in a well-served residential corridor near Chew Avenue, Church Lane, and East Chelten Avenue.

  1. Although the porch is contextual, the second and third floor front facade is stark to the point of making me wince.
